If you want to become a great agent, you have to become a great listing agent, and that starts with the one skill most agents get wrong: pricing. Get it right and everything downstream gets easier. Get it wrong, and no amount of marketing saves the listing.
You’re the messenger, not the price. You are not responsible for the number. The market is. When prices climb, you don’t get the credit. When they fall, you don’t take the blame. You’re just delivering what the market is saying, which is why I never announce a price as mine. I say the market is suggesting.
That framing matters because the seller has to be able to see the number for themselves. When a buyer eventually sits down to make an offer, they’ll be looking at the exact same data you and the seller reviewed together. You can’t declare a home is worth a million because that’s the number you want. If it’s a $750,000 home, your job is to lead the seller to that truth.
Pricing right is your advantage. Everything we do to get a listing sold begins with price. Always. Price it right, and it sells faster, your business runs smoother, your seller is happier, and you make more money. Price it like everyone else, nudging the number up to win the listing, and you vanish into a sea of homes at the same price per square foot. The buyer gets confused, and a confused buyer doesn’t choose.
You want to be the clearest choice on the market. Help your seller understand it isn’t a beauty contest, it’s a price war, and pricing effectively, along with getting the home market-ready, is how they win.
Set up the adjustment before you list. The part most agents avoid is the price adjustment, and skipping it is a mistake, because this is where the money is made. Set the expectation before you ever list. Tell your sellers exactly how you’re placing the property, then walk them through the plan: if week one brings showings but no offers, here’s the reduction; if it brings multiple offers, here’s that strategy; if it brings no showings at all, here’s what we do. Every scenario has a percentage and a plan attached to it.
Stay in front of your seller. Every Friday at 11, you review the week together, the marketing, the buyer feedback, and what it all means going forward. The agents who get in trouble go quiet, then resurface three weeks later, asking for a reduction out of nowhere. By then, the seller is frustrated, and rightly so. Keep them posted at every step, and the hard conversations stop being hard.
There’s more to selling a listing: marketing, exposure, and how fast you respond. But pricing is the crucial skill, the one that separates a top listing agent from everyone else.
