After 24 years in the real estate business, selling more than 130 homes a year, most of them as a solo agent before I ever built a team, I’ve had a front-row seat to what actually separates the best from everyone else.

It isn’t talent, and it isn’t luck.

When I look back at the top performers I’ve learned from, the millionaires and billionaires included, three words describe every one of them.

1. Top performers obsess over one skill. The first is obsession. Top performers aren’t generalists who know a little about everything. They pick one skill and get relentless about it. For me, that skill was presenting to sellers. I decided I was going to be exceptional at that one thing, and I became almost obsessive about mastering it, because depth in the right skill beats being pretty good at ten of them.

2. They stay relentlessly curious. The second is curiosity. The best people I’ve met never stop learning. They light up at something new, always asking, “What’s that?”, “How does it work?” “Can I get better at it?”

They deliberately put themselves in rooms and situations where their brain has to grow. Curiosity is what keeps a career from going stale, and top performers protect it on purpose.

3. Discipline starts with the body. The third is discipline, and it starts with the body. Fit body, fit mind, fit business. That’s the order, and it’s the whole idea behind my podcast, Mind Body Business. When your body is strong, your thinking sharpens, and when your thinking sharpens, the business follows. My belief is simple. Get your body, your mind, and your business all running at about 85%, and you’ll outperform almost everyone chasing a perfect 100 in just one area.

B+ that keeps climbing wins. That 85% is worth sitting with, because this isn’t about perfection. I’m a B+ student, and so is my team. We’ve missed our goal three years running. We aimed for a thousand homes and sold 700. And you know what? We still sold 700 homes. We failed forward; we’re going after that thousand again, and I’m at peace with being a B+ that keeps climbing.
